We offer property management services that focus on protecting your real estate investment through rigorous tenant screening and preventative maintenance to minimize repair costs. Our dual focus on protecting and preventing helps you maximize profits on your passive investment.

Protect - advanced tenant screening

Finding good tenants can be difficult and failing to do so can negatively affect your profit. That is why we place heavy emphasis on finding tenants that are responsible and will treat your rental property with care. To screen prospective tenants, we do the following:


- Evaluate credit scores

- Search criminal and bankruptcy records

- Verify employment

- Verify income

- Verify rental history

- Conduct tenant veracity check*


* A proprietary, non-electronic, and non-automated form of verifying applicants' truthfulness, which can help investors differentiate between quality and costly tenants.

Prevent - conducting annual maintenance

Most mechanical aspects of your rental property benefit from annual maintenance and failing to conduct these routine tasks can reduce the life of your equipment and negatively affect your profit.  To help prevent early replacement of your equipment, we do the following:


- Descale tankless hot water heaters every six months

- Change replaceable filters at appropriate intervals (e.g., HVAC, whole-house humidifier)

-  Clean permanent filters annually (e.g., dishwasher, washing machine)

- Run cleaning cycle annually (e.g., dishwasher, washing machine)

- Clean condenser coils on refrigerator annually

- Confirm proper operation of sump pump annually

- Clean dryer vent duct annually

- Garage door checkup and lubrication annually

- Provide HVAC health statistics annually

In addition to finding quality tenants and conducting annual maintenance on mechanical aspects of your rental property, we also commit to the following:


- Advertising your rental property on popular rental apps

- Scheduling and showing your rental property to prospective tenants

- Scheduling maintenance and repairs

- Scheduling cleaning during turnovers

- Scheduling junk removal if tenants leave behind personal property

- Collecting and holding security deposits

- Payment processing


How much you pay

Pricing

To retain our services, we require a one-year contact and charge a monthly fee of 8 percent of your monthly rent.
